Archer Advisory is a Charlotte-based commercial real estate intermediary serving the Carolinas and Southeast, with over 25 years of experience closing deals that create lasting value.
We bring the full range of lenders, structures, and experience to every engagement — not a mass blast to hundreds of lenders hoping something sticks. It starts with a consultation, so we understand your deal before anyone else sees it.
Banks have gotten harder to navigate — bigger deposit asks, broader guarantees, shifting appetites. We keep a handful of true relationship banks in play for construction and seasoning-period deals, and place longer-term, non-recourse debt with life companies, CMBS conduits, and agency platforms on stabilized assets — freeing up your bank capacity for what's next.
Whether you're an owner sizing up a deal or a banker whose client needs options outside your box, we help evaluate capital stack alternatives and structure complex transactions with a clear strategy before anyone approaches a lender. Everything we do begins here.
From core multifamily to single-purpose properties other advisors pass on, we know how to package your deal so the right lender says yes.
We know which lenders are actively chasing deals like yours right now, and how to get their best terms.
Doug Bowman has spent more than 25 years in commercial real estate finance, including senior leadership roles at regional and national banks, where he structured and closed hundreds of millions in transactions across every market condition. He founded Archer Advisory to bring that lender-side experience directly to borrowers running a competitive financing process.

Every engagement leaves a trail — borrowers who found better terms, and lenders who got a cleaner deal to underwrite. Here's some of what they've said.
We're a lean shop without a dedicated capital markets person on staff, so when we had two office acquisitions closing within about 120 days of each other, each with its own quirks, Doug filled that role for us. Archer ran a non-recourse lender process on both and found the top of the market quickly on each one. We came away with a much better understanding of how non-recourse lenders differ from banks beyond just the recourse question.
We had a sub-$10mm construction loan coming due in a few months on an office/retail project. Our existing lender had given us some verbal terms before Doug called. Archer ran a process for us that included banks as well as non-recourse lenders like CMBS and life companies, which set great terms for our refi while opening up some new options we didn’t know we had.
Lenders on Archer-run processes have consistently said the OM makes underwriting easier — the credit story is clear before it ever hits committee.
CMBS lenders in particular have noted that the credit request shows a real grasp of how non-recourse lenders think differently than banks.
Our existing bank was not in a position to help us just as we needed to finance a build-out of a new location. Two of our other relationship banks were in the middle of merging with each other on top of that. Doug ran a competitive process, cut out the banks that didn't make sense for us, and got us in the room in person with the two that did. We went with his recommendation, and that bank has since handled not just that need but has continued to be a very valuable and reliable lending partner on subsequent projects.
Doug assisted us with a specialized engagement and delivered exceptional results. His deep knowledge of the Charlotte MSA, combined with an understanding of our institution’s strategic priorities, enabled him to provide recommendations that were highly effective.
The best shots start with a conversation. Tell us about your deal — whether you're in early planning or ready to pull the trigger — and we'll help you line up the right target.
